Tent Sites: Tent sites have their own fire ring or grill. These sites can accommodate one small tent and one vehicle. Individual settings for your tent w/Picnic Table and Fire Ring.
Basic RV Sites and Deluxe Patio Sites: Nestled in the pinon pines and junipers, with a propane fire pit. These sites have a hard surface patio with furniture. Nicely landscaped big Patio Sites with Furniture! Propane fire ring and Charcoal Grill. One camping unit and one vehicle per site. Treed sites, near the Cafe, where we serve up the best pancakes in the west.
Basic and Deluxe Cottages: Deluxe Cabin lodges have a separate bedroom with a queen bed, a set of bunks and a futon. Full Bath, Kitchenette, TV, A/C & a nice deck to sit out on. There is a propane grill and fire pit available for your use. Perfect for glamping.
Studio Cabin-Lodges sleep up to four people (queen bed in main room and set of bunks in separate room). Has a small fridge, microwave, a/c, heat, TV and a bathroom! , everything you need for glamping.
Camping Cabins have 1 double bed and one set of bunks. A/C and heat control.

This is a great place to camp in Durango. Had good views with the resort sitting on a hilltop. The staff is awesome here. Will definitely be back again.
Will stay here again!
We had to overnight in Durango area for one night, on our way from Colorado to Arizona. The campground is clean, quiet, gorgeous, it is close to the highway though, we had a gorgeous spot with a view (so worth it). It has a pool, laundry, even a breakfast spot that is open on certain hours, times of the day. We did not get to experience it. You’re only 7 miles away (east) from Durango, which is a very amazing, cute small (walkable) city!

Great spot, great staff
It was our first time using hookups which we really appreciated. Our site was close to the pool, bathrooms and main lodge. Most spots are close, but the we had a large area w/picnic table. We ran our fan to drown out the traffic noise. Grounds are pleasant to walk with pretty views. Just a few minutes to town.
Great place!
Well kept, easy to find, easy to navigate. Facilities are nice (bath, laundry, park, put put). The nicer sites have beautiful views. We walked up through there but our fifth wheel was too big so we stayed in the lower sites. Short drive to downtown Durango. Definitely would return!
Cozy Spot!
Wish we had more time here! It was just a quick stop while on our way home from a trip out west, but it was one of the more private RV spots. The trees give lots of shade and privacy. And there’s fences that also give a lot of privacy. The staff was very friendly and accommodating.
Clean and Spacious
My fiancé and I have been traveling and camping in our truck, we just needed a place to stay for the night, we called ahead early in the day and they were very accommodating! Friendly staff! The bathrooms were very clean, it’s quiet and the campgrounds are shaded! Service was great for me (at&t) and my fiancé (t-mobile) had to connect to WiFi..all in all we had a short stay but we would definitely recommend and stay here again!
Nice campground with lots of amenities
This was my first time staying at a more RV focused campground and I really liked it. Since we've started working full time from our van I wanted to make sure we had internet and electricity and camping here really gave me peace of mind as we worked for the week. We really have everything we need here. There are definitely some sites that I would not be very thrilled to get but I really liked the site we got- site 43. It felt a little more private than some and had a few trees and bushes around it making it feel nice and cozy. Not sure I would want to tent camp here...those sites didn't look as good. I also think the sites that you back into as opposed to the drive through seem nicer and a bit more private. The sites for the big rigs were more like a parking lot style.
I've never stayed at a campground with so many amenities...pool, mini golf, laundry, store. It was really a fun change to stay somewhere with such a community feel.
This campground is about a 15 minute drive to downtown Durango.

As close as you can get outside the park.
This campground is full service- tent and rv sites, motel, cabins, restaurant, store, and sand board rentals all with views of Great Sand Dunes National Park. If you are in a tent or small rig, head towards the top and back rows for great views with hammock trees. Or, stay low and just have great views. This is the only place close to rent sand sleds, and it is just outside the park. The campground restrooms are in a retrofitted cargo container, which is pretty cool even if it only has running cold water. The super clean shower house is closer to the motel. Not too far away are some great hikes including Zapata Falls.

Excellent amenities and staff
Incredibly friendly staff, great store with camping necessities and fun swag. Dog park was large enough with a shaded tree and benches. Pickle ball, movie night, pool, playground ect included. Almost every space was filled but it was quiet because the activities are spread nicely away from where we were. Pull through sites with enough room. Good price for the location.
Nice site layout; Enjoyable stay! - THIS IS NOT KOA! NOW CALLED OASIS RV
CUSTOMER SERVICE: Friendly staff; shuffled our stay around so we could extend and not relocate during the week.
WIFI/ CELL SERVICE: Camp wifi and speed seemed to work really well! I could use email and stream videos with no delay; however we used a hot spot for work calls to be more clear, but their wifi probably could have been fine to do so. 2 of 4 bars AT&T but calls came in fine throughout the entire park.
SITE: Pretty campground layout. Love the"S" curved pull thru sites. We had an"S" shaped site with nice privacy and ease of arriving and leaving because of design. The sites all seemed to be nicely spaced from one another and private even though you are nearby. There were some views and there were a few pretty fall trees and a vacant pasture to look at while sitting at the picnic table. A small creek flows along the edge of site 23. Full hookup; level site; heated water so didn't have to worry about pipes freezing during stay; fire pit; grill; full sun site; rock roads but well maintained and not too dusty; light road noise. I'm sure the sites closer to the highway are louder near the campground entrance; no bugs in October that we experienced.
OTHER: Nearby Walmart and shopping center. About 20 min drive from Historic Downtown; about 5 minutes from Anytime Fitness gym. Laundry room was small and they didn't clean our clothes very well, but it was kept clean.
Best KOA I've stayed at!
Lovely stay! So many facilities, I even won two stuffed animals out of the claw machine. Beautiful pool and paved walkways. Great stay, friendly staff, clean facilities, good job all around!!!

We've just stayed there and wouldn't go back. The location is very close to Durango but right off the highway so it's noisy. It was a noisy experience in general with large families partying every night (apparently they got warned by the hosts but that only helped one night), and loud music blasting in the washrooms 24/7. Some of the tent sites are mixed use, they come with electricity but the don't have a nice level gravel pad for the tent. Hosts seemed nice, facilities were very clean. Paper towels in the washrooms would be nice, or even better a hand free kickstand to open the door in times of Corona!
Great for kids
Stayed in a "cabin," in the summer, basically a bunk house with two bunk beds and a little foyer. Still, a nice break from the tent for the kids and I. On the highway but not much noise, and a very nice pool. Sites are small, but the amenities make up for it.
Best part about it was convenience. Easy to downtown Durango, Mesa Verde and easy to find driving back late from a day exploring.
Pretty Great
Let me start this by saying that I am incredibly skeptical of chain campgrounds (for some reason especially KOA's). The KOA Holiday in Durango is great. I was there only a few days before closing for the season and it has snowed in much of the surrounding area so the campground wasn't too crowded. The campground is a little ways outside of historic Durango and less than an hour from Mesa Verde. The tent site I stayed in was near the showers/bathroom and laundry and in the middle of the ground but didn't feel like I was lacking privacy. The cost is basically the same as staying in Mesa Verde's campground and there's paid laundry as well as really great showers in very clean bathrooms. The staff are incredibly friendly. They have gardens on site and, because it was the very end of the season, they were giving away fresh produce for free!

Great KOA
The bathrooms are very nice and have two shower houses located on the campground. The breakfast is awesome and it's fun to relax in the pool they have on site. The cabins are very nice as well as the tent sites. All of the staff are great and very helpful when asking about what to do in Durango. We did the drive to Silverton that is absolutely beautiful and checked out Mesa Verde.

Fun place to stay
Pros
The campground was relatively small so nothing was too far away. Laundry facilities were nice. Lots of showers that were private stalls. Lots of activities to do. The staff was very friendly and professional. Very clean- they even scrub the heck out of the bbq grills even when they have to stand in the heat of the day doing it. Delicious pizza.
Cons
It was close to a highway- BUT it was pretty well set back so it didn't feel unsafe by any means, but there was a lot of traffic noise. Sites are packed pretty tightly and many of the tent sites are not private in the least. We got lucky and got one set back with the cabins. The pool is pretty small, but it was clean and the kids had a great time.
One of the best KOAs we've been to
We didn't spend much time in this campground except to sleep. We spent 2 nights here. This is a nice KOA though. They have so much for you and especially your kids. They had an ice cream station, outdoor movie watching area, pool, playground and other things. You can order breakfast and go to the trailer where it's cooked. Washroom was nice and clean. Staff very friendly and helpful. Being that this campground is near Durango, you'll have a lot of camp patrons going in and out because of all the things to do so expect some noise from them early in the morning and late at night. The campsites were very clean and organized. The only negative that we encountered is that it's right off of hwy 160 so there is some road noise but it didn't bother us much.
Nice place to camp

Beautiful and helpful
The campground is set just a couple miles before Durango. They have a swimming pool, laundry facilities, a small dog park, and a very basic playground. They also have a little Caboose from which they serve simple breakfast items, and a little store with a couple of Essentials. Overall the staff was friendly and helpful and our experience was very positive. It was 55 bucks for a pull through site with hookups. We were not allowed to pitch a tent in the camper campsite.
Not recommended!
Stayed at site 78. Probably the only campground that we stayed at during 2 week trip to CO / west that we did NOT like. Not a flat thing in the entire campground, and no privacy! Very nice owners, but didn’t make up for the shortcomings. Probably a much nicer place to stay if you’re using one of their many cabins, and that’s clearly what this campground is oriented for. 2 stars, however, for tent camping experience.
