I Liked It

We must have been there end of season (17-20 Oct) because there were a lot of open sites. Overall, the park was fine. We were in G-08 at the north end of the property. I had to run the sewer line under the coach to the dump point. The water pressure was low so we filled our tank and used our water pump. Some nice facilities; main laundry (I did not realize there was one right next to my campsite), the arcade, and the grounds themselves. All things considered I enjoyed it.

Great location but sites aren't very nice.

We stayed here June 27th-29th in a Deluxe Plus Pull Through. This RV Park is adequate as a stop over when visiting Garden of the Gods due to the location; otherwise, this park isn't anything special. Our site consisted of a narrow dirt pad and we did have a picnic table, but our neighbor's sewer connection was literally right next to our table. The spots are super close throughout the park& neighboring hookups are right outside the door. Also, there was tent camping in the RV spots, which isn't a big deal but certainly has a very different vibe than families who are RVing with their kids.

They were nice enough to give me a refund

When we pulled into the grounds I instantly knew we needed to move. We left so quick I didn’t get any pictures. While this might have been the nicest place in Manitou Springs, that’s not saying a lot. There’s tons of places that are much better around the area.

Quiet and pretty clean

Only stayed one night, it was really well located. The views were beautiful. It was really close to all the cutest shopping spots.

If you’re like me and scared to tow within the mountains it was not scary driving at all. Besides getting through city Denver driving. That’s coming from Nebraska.

While the spots were really tight, they were clean and our neighbors were friendly. The black water hoses are right next to the neighbor’s picnic tables at our pull through spot, so waited to hook up and empty vs being hooked up at all times. It was an easy check in. Spots looked easy to back into but I paid for a pull through. The community fire pits looked nice. Activities looked clean. Wasn’t super active but stayed on a Sunday night.

Passed some pretty sketchy looking sites on the way to this one so was incredibly relieved to be staying here.

Good location well managed

This is a well managed camp very convenient to Gardens of the Gods and Pikes Peak. Sites are clean, pretty level gravel with some shade trees. Bathhouses are clean and adequate. WiFi is good. All that being said this is an urban campground and sites are pretty tight.

Clean spacious campsites

Convenient location close to the park and the town shops. Lots of amenities at the campgrounds including very clean bathrooms and showers. Good WiFi available. Spots were clean, with good tables, fire ring and spacious area for setting up your tent. Wish there were boxes to store food.

Super friendly- accommodating staff

Prime Location

Although the RV park is nice, you're more-so paying for the location. The spots were really tight, but we spent most of our time out exploring the parks and historic Manitou Springs so we made it work during our stay. We enjoyed checking out the area on our bikes and would stay here again if we were in Colorado Springs!

Prime location

Great location (near pike's peak and garden of the gods). If I remember correctly it was a little confusing finding the entrance. Check in after hours was easy. Showers were decent. Tent sites are a little close to the road and can be a little noisy

Good location, basic amenities

RV park is in a good spot and overall the staff was helpful. Wifi worked well. Breakfast place was only open our last couple days. The day we checked out, found one of our tires were low and the staff came over with an air compressor for us. Overall sites are small. This place is about its prime location near Pikes Peak, Garden of the Gods, Manitou Spr, OCC, and other stuff. Would recommend, just be ready for a tight squeeze. Shower houses were generally clean. Arcade closes earlier than advertised most nights.

Great amenities

As one of the only campsites with vacancies at last minute, this was a great spot to stop. Super close to pikes peak entrance and town, but still quiet. Super packed, lots of long term tenants. GREAT SHOWERS & laundry!

Great campground!

We have been here for a week… the grounds are clean and spacious! The staff is helpful and friendly! I would recommend an executive site if you have a large class A… mainly for levelness! All in all this is a wonderful campground and the location is great!

Great central location

This campground is a great central location for everything around Colorado Springs and Manitou Springs. It is very close to Garden of the gods park and red rock open space. A short drive to the Helen Hunt Falls Parking and Pikes Peak.

Great experience with plenty of amenities

I had a great experience at Garden of the Gods RV resort. They must have changed owners or management in the past year because the older reviews I saw weren't as glowing.

The park was clean, staff was helpful and friendly, there's 24 hour laundry, showers, electric and sewage hookups with a general store and food truck in the mornings.

It was easy to walk to downtown Old Colorado Springs and there's a free shuttle that'll take you to Manitou Springs. It feels safe even as a single female camper!

It was okay

The park is conveniently located close to everything to do in Colorado Springs. Spaces were VERY close together. There is no view of any of the surrounding beauty.

Great location

This campground is very close ( about a mile) from the famous garden of the gods natural monument. Tights are close. We heard traffic all night as our site backed up to the road.

Views and location

Go here for the location and views. Good park for the kids to enjoy. Tight spots and some “pull through” sites aren’t actually pull through. This isn’t the spot to hang out but you’re so close to the places you’ll want to be spending your time that this is a fine place to rest.

Paved roads throughout made for nice bike rides with the kids and larger than usual dog run area was nice (right next to the playground made it easy to run both the dog and the kids).

Served its purpose no issues.

Nice

Beautiful views, clean bathrooms and laundry rooms. Walkways around buildings cleared of snow. Very expensive for pull through site, for us, imho. Would be great in summer/fall to be able to really enjoy the amenities.

There are better spots. Seek them out!

I don’t want to put this place on blast because it’s exactly what you’d expect from an RV park near a tourist attraction: tight spots and minimal privacy. Looking at other recent reviews, it seems my issues with this “resort” were encountered by other campers as well. Buyer beware!

• I paid $63/night for a Deluxe Plus Back-In spot. I was given D18 which was not only incredibly narrow, but very difficult to get into. Other, cheaper sites around the campground were much more spacious and didn’t require removing my sway bars to back in to. • After getting setup I found out that I’d need to climb up the short retaining wall into my neighbors site to hookup our water hose. The spigot was shared between our sites and thankfully our neighbor was kind enough to provide a splitter since the campground did not. • Literally the only reason I reserved a site here was because the resort advertised free WiFi and I knew I’d need connectivity to work for a couple of days. Let me be clear: THIS CAMPGROUND DOES NOT HAVE USABLE OR RELIABLE INTERNET! It’s obvious that management is aware of this as well since they go so far as to include a note in the check-in packet stating “no refunds or credits will be issued for internet issues”. Combined with no AT&T service (not their fault) this was a non-starter. • As stated by other campers, there is a lot of false advertising with this location. The photos on the website are not from this resort. The whole place just looks dated and in need of an update. • Laundry: Expensive. Washers are small and cost $2.50/load. There is a change machine inside the laundry, as well as a vending machine that sells detergent for $1.00/load and a 2-pack of dryer sheets for $1.00. Dryers are large and can accommodate up to (3) loads at a time, which is good because there are only three of them in the main building and one was out of service when I stayed here. Assume it will cost you about $2.00 per load to use the dryer.

Coming from Breckinridge, I guess I'm spoiled

Although admin are on point, the price we paid is rather up there but that's what you'd expect for the location. All RV spots are ridiculously close. Not only did I feel I was about to hit my new neighbor, I found out that I share a water spout with my back neighbor. Checking in late, I didn't know we would SHARE a water spigot with my back neighbor until the next day. After calling the front desk, we found out the spigot was for both us and our back neighbor took both water hose outlets (AND took the splitter when they left in the morning). IIWII (It is was it is).

Here's the pros - a rather extensive arcade for kids and me, cute did bungalow, multiple laundry locations, pool (not available during this time), saw a deer just chilling in our backyard, overall nice location if it weren't so crowded during low season

Location, Location, Location

The location is why people stay here, and it is far less sketchy than other nearby resorts. Spots are close together and it is a busy place, so don’t expect privacy. We upgraded to a Deluxe Plus Back-in site so we could have more room and it provided more space and privacy than the site we had originally booked. Hookups were good and close to our camper, and we had plenty of trees for shade in the afternoon.

Close to shops, restaurants, attractions and walking distance to Garden of the Gods. The intersection to pull in and out is a bit strange but navigable. Despite the close proximity to roads and highways the road noise is minimal.

Website is misleading and has images not from this actual resort. For the cost, the grounds could use some updating and maintenance.

Clean and Convenient

Wonderful campground with easy and clear call in reservation process. Like most of these urban campgrounds realestate is expensive so sites are on the small side, but plenty of room and the place is well designed. Bathrooms are warm and clean, access code used. We appreciated the area for dishwashing outside the bathroom area, though the water there was not very hot. We spent two nights and enjoyed it very much, nice neighbors and very quiet at night.

Great spot right outside the park

Great spot with super friendly and helpful staff. After hours check in was easy and our campsite was easy to find. Campsites were close together and with little privacy. We were a short walk from bathrooms and showers. The bathrooms and showers were nice and clean.

Crowded

This was not our favorite place to stay. It was crowded. We had to find a picnic table. The front staff was not very informed about things we could do. We had some neighbors that stayed up talking until about 5am! The spots were very crowded. Gave it 2 stars because we were able to run at a neat trail nearby and it was close to Garden of the Gods and Pikes Peak. We heard this was the best in town though.

Close for comfort.

As I write this review, a fellow camper scurries past my open window about two feet from my face. Whoa. Good morning. The air is crisp, people are up early strolling with their dogs and the vague sounds of local traffic mix with the sounds and smells of bacon. The sites are tidy, clean, and sport full hookups. Not much to complain about, well, except for that social distancing thing. Even pre-Covid, the personal space here is very limited. Unfortunately, the advertised photos don’t represent the majority of the rv spaces. The staff is extremely friendly, and you really can’t beat the location with such great proximity to Manitou. For $75/night, we expected a bit more elbow room... just know before you go.

Great location

Pros: great location for walking distance to restaurants and shops. Cons: kinda pricy for non level sites and shower/bathroom facilities could use a make over.
