O Boy! This place has mostly snowbirds and full timers. The pool and other amenities are pretty nice. Some of their full timers need to clean their site up. I drew the short straw and was placed next to one of these persons. Honestly, it needed to be hauled off. The men's restroom was under construction, and I never did see anybody working on it. The Transits spots were tight. I had less than 6 ft between us after slides were out. And I think his Sewer hose was waking up.😝

Lots of year round full time people here. I would not consider this camping, it is more for snow birds who just want to be in warmer temperatures at an affordable price. So far, the 2 nights I have been here, I only saw one class B camper pull in. Lots of flooding when it rains. It seems like the transit spots are near the road, and you get road noise at night. The pool and hot tub area and where all the other activities are are clean and neat. Don't get me wrong there are some nice areas in the campground, but just not where I was put. What they didn't tell me when I came in was the one and only restrooms for the men's is under construction and can only use porta-potties. 😝. I never saw anybody working on the restroom. So looks like it's been that way for quite a while. Overall, I would not come back unless I had to.

The grounds are kept immaculate, the people are friendly and there is shopping right up the street, convenient!

Toby's RV is that kind of place along the highway that if you blink your gonna miss it. It's near a major highway but we didn't hear anything, the place is well kept up, roads are narrow but it is manageable, neighbors are friendly and the staff is available, nice, and eager to help. Walmart, restaurants and other necessary items are a short drive or you could take your golf cart. Book a reservation and you will see how great things are.

We needed a place to stay for a spell and seeing it was a trails collection, we decided to utilize it. Very clean, friendly campground. A bit of road noise, mostly during the day. At times low flying plane from a near by small airport. Best part about it, close to Arcadia where one can easily spend the day between the murals on many buildings to downtown where there are a ton of collectable and antique shops, including the "haunted" Opera house as seen on ghost hunters. There is laundry, hot tub and a heated salt water pool as well as a small pond with a gazibo to utilize on the campgrounds.
