Reservation Info
-Site differences are based on location (besides the type - back-in, etc.) -Rates are individual Nightly Rates including up to 4 people, 1 RV, and 1 Vehicle -Per Site -Buddy Site rates are based on the two sites together (1 Back-In & 1 Pull-In Site) & include up to 8 people, 2 RVs, and 2 Vehicles for the Buddy Site - They are designed to have at least 1 Motorhome to be on the Pull-In site. You may use another type of camper on the pull-in site but be aware that whomever pulls in may not be able to get their vehicle out -Deposit is 25% of your total invoice -3 Night Minimum Stay on Holidays and Special Events -4 Night Minimum Stay on Sites # 139-175 at all times -Extra Person permit is $10.00 per Night - (Maximum of 6 people per site) -There is a visitor fee from May to September. -Extra Vehicle Permit is $3.50 per Night -Permit to use your own Golf Cart (Electric Only) is $5.00 per Night. Privately owned golf carts must have proof of proper liability insurance (minimum $50,000 coverage) and shown at check-in. -Golf Cart Rentals are $35 per Day from 9 am to 9 pm -Cornhole Board Rentals are $10 per Day from 9 am to 9 am -Boat Slip & Jet Ski Dock Rentals are $20 per Night from 10 am to 10 am the next morning -Life Jacket Rental is $8 per day until 9 pm -The pool is guaranteed to be open Memorial Day to Labor Day weekend

Great campground!!!
This is an exceptional campground with great flat, concrete pads, fireplaces, super clean, bathrooms/showers, and plenty of room for your dog to have an equally good time. Highly recommend it!

Favorite RV Resort Campground
Truly one the best camping resorts around. Very family friendly with lots of great amenities. Bathhouses are awesome. Hard to get into but worth the wait.

The most beautiful camp ground I have ever been.
Anchors Down is just outside Severville Tennessee and Pigeon Forge, Tennessee. Located on Douglas Lake with the Smokie Mountains in the back ground.

Fantastic!
This place lives up to the hype and deserves to be called a resort! Very clean and well-manicured sites. Beautiful views. Be aware that you will probably need to plan your visit well in advance; they stay booked!
Well manicured parking lot
Really pretty, clean camp. Spaces quite close together, but all paved. Kid friendly playgrounds. Nice overnighter but not much privacy. Clean and well maintained.
Excellent Place
Beautiful place even in the off season this place is beautiful. Very well manicured and clean. Impressive architectural layout. The lake was drained for the winter months but still a great view. Staff was wonderful. Early check in paperwork make check in a breeze.

Beautiful property with fantastic views of Lake Douglas. Cleanest RV park we have ever visited and the staff was top notch.
Sites are level with easy to reach hookups. We splurged on a premium site, but all the sites have a great view.
We highly recommend this RV resort and we look forward to returning in 2022.
Beautiful view
We stayed here back in March of 2021 on their first day of opening for the season. The lake was low which we understand due to coming out of winter. The staff was super friendly. Had an issue with a leaking drain in my RV and I didn’t have any tools with me. The staff quickly helped me out and I really appreciated that. Place is quiet and enjoyable.
One of the best you will find in Tennessee.
This campground is one of the best you will find in Tennessee. It has plenty for everyone to do, plus fishing in the lake, wonderful Smoky Mountain views, close to Gatlinburg/Sevierville/Pigeon Forge and Dollywood all within a 30 minute drive. You can attend a Tennessee Smokies baseball game or a BassPro that are just 10 minutes away. Worst part about this campground is it is so popular that it is almost impossible to get a reservation.

Beautiful
We have started our camping season several years in a row at Anchors Down. Perfect location with incredible views of the lake.
Thanksgiving Weekend
It is so hard to get a reservation here, so we decided to take what we could get so we could try it out! Staff is very nice, park is clean and I’m sure in the summer it is bustling! Lots of cool summer activities and some amazing scenery and views of the lake. A tip to get reservations! Call and put your name on a waiting list for the dates you need. If they have cancellations, they call the people on the list instead of releasing the dates on the website!
Definitely going back!
We love staying here. It is so well done. Each site is clean and roomy with private fire pit. The premium sites have custom fireplaces and the views are gorgeous. I imagine it’s lots of fun in the summer with the lake and the private beach. People are so nice!!
Great views!
Lots to do here, don’t hesitate to rent a boat and enjoy Douglas lake. This place is very clean and the staff are amazing, doing whatever it takes to help you. Your 20 minutes from Pigeon Forge and all the amenities it provides.

Price is a little higher than most but you get what you pay for. Great amenities and great views. There is so much to do you don’t even need to leave the campground

Best start to a road trip
Our first stop traveling cross country and it will be hard to beat! I know it’s called an RV resort but I didn’t think it would actually feel like a resort but it did. So beautiful and the dog exercise area was amazing. Should spend a few nights at least here.
Beautiful and clean!!
Stayed in mid September 2019. Beautiful views of the lake from almost everywhere in the park. Sites are meticulously maintained by staff and the staff was more than helpful. Pool was clean with two great water slides that many of us adults enjoyed it on many nights. Some sites were larger than others and some would be best for smaller trailers or class c/van campers. Bathrooms were each large individual rooms with a toilet/sink/shower each tiled beautifully and always clean. Rented a pet friendly pontoon boat and enjoyed the beautiful lake. Local marinas also offer rentals as well. Not a bad drive to Pigeon Forge or Gatlinburg and we had Uber/Lyft drivers both share some great local info for next time. We loved this place so much we cancelled a trip to Disney to return here in fall 2020 (this time with one of the fancy fireplace sites). Suggestion- book FAR in advance...this place fills up quickly.

Beautiful
A beautiful campground on the Lake with lots of stuff for kids. No trees for shade but the sites are good size. Beware they charge if over 4 people and if you take two Vehicles.

This was the cleanest, well maintained, friendliest and most beautiful camp ground we have visited so far. The staff was great.
This is how "luxury" is done
I was googling places to go on our RV trip and stumbled upon Anchor Down on the old Google. As I looked around, I struggled to find a legitimate bad review. The pictures all looked great, so we decided to book. We secured site 53 for two nights (it was all that was available).
Before arrival, I had called to change our site when I found our site open. The lady on the phone was super nice, and informative about the seasonal activities. The initial taste was good.
When we arrived, we were met by a greeter, who took down our plate number and sent us in to check in. The whole process took just a few minutes, and we were on our way. The view does not really come into play until you come up over the hill after registration. Even with the water level down, Douglas Lake is a site to see. We wound around and EASILY backed into our site. The sites are all pretty large (way bigger than our 30' rental), paved and flat. The hookups are right where they should be, and they even include cable and wifi. We did not use either, but it is a great added value for the price. The view alone was worth a million dollars. The fireplace was another.
We ordered several buckets of wood ($5 cash or $7.50 card...it is an outside vendor they buy from). They deliver it to your site within minutes in a bucket, and each bucket is more than a typical bundle. We also rented a golf cart for $35 a day. we found this to be essential to just get around for our family.
The pool was great, and the waterslide was perfect for the kids. Later in the week and weekends, they have a food truck outside the pool area. We got some ice cream and enjoyed the great view. The resort has a playground, laundry, showers etc. The bath and shower houses are immaculate. The entire place is run with pride and a sense of service. We will come back in a heartbeat.
While we loved our site, even if you are stuck with the very last site...take it. There is really no bad site in this place.

Beautiful campground but very nitpicky on adding fees and you feel like they are always watching you. Nice pool, very hilly,, golf cart is a must. Nice place but could be ran better.

Nicest campground ever
This is one of the nicest campgrounds I have ever stayed at. It has fireplaces at many of the sites. The lake swimming area is fun, and the pool was great.
